The larger home notification scheme…

 

Can I build a nice big extension on my home? If your property in large enough, you might like to consider a larger home extension. This is part of Class A of Part 1 of the GPDO. To see other extensions available under Class A, such as rear and side extensions – visit this page.

Unlike smaller extensions, you will require a prior approval application to the local authority. This is a neighbourhood consultation and not a full planning application. It will take just 42 days.

All these permissions are contained within Part 1 of the GPDO and apply to dwelling houses. The definition for dwelling houses contained within Article 2 of the GPDO says “does not include a building containing one or more flats, or a flat contained within such a building;” Therefore a dwelling house ought to apply to both C4 and sui generis dwellinghouses. However there have been examples of local authorities refusing an extension if asked prior to permitted development. This has been overturned at appeal many times, especially for C4 dwellings.
